Stamp duty and registration in Maharashtra
Maharashtra is different from most states: every rent or leave-and-licence agreement must be registered, however short (Maharashtra Rent Control Act, section 55). It is the landlord's responsibility, and if it is not done the tenant's version of the terms is presumed correct in a dispute. A notarised 11-month agreement is not enough here.
Stamp duty is 0.25% of the total rent for the term plus notional interest of 10% a year on the refundable deposit. The registration fee is about ₹1,000 in municipal areas and ₹500 in rural areas. Both are paid online through GRAS as part of the IGR e-registration, where both parties and two witnesses complete Aadhaar or biometric verification.
Use the agreement you download here as the text for the registration; the registered e-document issued by IGR is the final version.
Rates are from public sources as of October 2026 and can change. Confirm the amount with the stamp vendor or sub-registrar office before paying. This page is general information, not legal advice.
